Basic stages of project services are starts with Schematic design, preparations with site analysis to achieve design brief. In this stage the architect and the owner discuss the project and the requirements, rough cost estimation done by the contractor based on the owner’s scope, budget, schedule and time. Then there comes design development phase of the concept, design and technical designs, drawings are done in a detailed way that, materials and finishings are selected, structure and the systems done. After that there comes the construction document phase, technical designs are done together with architect and engineers. Then cost calculation done accurately in bidding, contracts would signed within construction. The last stage is construction documentation, build and change happens.
· Design Build (DB) includes an asset (design-builder) and a united, cohesive, single contract owner that has the full responsibility to provide architectural and engineering design services and construction. This method is used to minimize the risks for the project owner and to reduce the delivery schedule and cost efficient. The owners provide conceptual plan, has the control of the plan. This method is a collaborative method that architecture and engineering unifying within one contract.
· Construction Manager at Risk (CMAR) has 2 contracts with the architect and contractor. Thus, there occurs a separation between the design and building process. Owners responsible for the details of design and designer works directly for owner. There is a flexibility of price of the project.
· Integrated Project Delivery (IPD) is a system that seeks efficiency of all participants, consultants, and integrates systems, business structure and exercises of design and construction. It is about to optimize project result and reduce waste and increase efficiency. It has multi contracts between owner, lead designer, architect, lead builder, contractor and more such as structural, mechanical, electrical engineers and contractors. The use of Building Information Modeling (BIM) in the construction industry, it eases the information sharing between the project team and the use of IPD increases the productivity. It provides financial alignment of design and construction.
